About Sabeena
More than a broker.
A lifelong financial partner.
I entered this industry more than 30 years ago because I wanted to do work that truly mattered. Over those three decades, I've learned one simple truth: a mortgage is never just about the money. It's about the home you're building, the life you're creating, and the future you're working so hard to secure.
Over the course of my career, I've funded more than $1 billion in mortgages for over 3,000 clients. I've been honoured with some of Canada's highest industry recognitions, including Mortgage Broker of the Year, Women of Influence, and Top 75 Broker in Canada.
While I'm grateful for those awards, they aren't what I'm most proud of.
What matters most is that my clients trust me with the financial decisions that keep them awake at night. That trust is something I've never taken for granted.
I've never seen myself as a transactional mortgage broker. My goal has always been to be my clients' mortgage partner for life. That means building relationships that last far beyond the day a mortgage closes. I help clients navigate every stage of homeownership—from buying their first home to growing their real estate portfolio, refinancing, planning for retirement, or adapting when life takes an unexpected turn.
A mortgage isn't a one-time transaction. It's part of a much bigger financial journey. My role is to provide clarity, honest advice, and unwavering support so my clients can make confident decisions, no matter where life takes them.
After more than 30 years, that's still why I love what I do.

The story behind the work
I understand that mortgages are tied to
the most significant moments
of people's lives.
Like many families, we worked our way up the property ladder until we reached our dream home. A decade later, life looked very different. I navigated divorce while running a successful business and raising two daughters as a single mother. In 2022, I was diagnosed with breast cancer. Today, I'm grateful to say I beat cancer.
Those experiences changed me.
They taught me resilience, perspective, and the importance of having trusted professionals in your corner when life doesn't go according to plan. That's why I approach every client with empathy and without judgment. Whether someone is celebrating a new beginning or rebuilding after a difficult chapter, I understand what those moments feel like because I've lived them myself.
Over the years, I've also invested deeply in understanding people—not just mortgages. I've studied Neuro-Linguistic Programming (NLP), hypnotherapy, the work of Dr. Joe Dispenza, and other approaches to personal growth and behavioural change. These weren't hobbies; they were tools that helped me navigate my own challenges while giving me greater insight into how people think, make decisions, overcome fear, and move forward with confidence.
Today, I bring that perspective to every client relationship. My role isn't simply to arrange financing—it's to help people make informed decisions during some of life's biggest transitions, with clarity, compassion, and confidence.
Above all, I'm a proud mother of two incredible daughters who are the centre of my world. Watching them build their own futures reminds me every day why this work matters. Helping families create stability, build wealth through homeownership, and find security isn't just my profession—it's my purpose.

My promise to you
What you can expect
from me.
I read the fine print so you do not have to.
I have spent 30 years learning how to decode mortgage contracts, identify penalties, spot restrictive covenants, and protect my clients from the details that trip people up. Lenders count on most people not reading carefully. I do.
I work for you, not the lender.
As an independent mortgage broker, I am never tied to a single institution. My job is to find the right product for your life — not the product that earns the most commission. My service to you is free.
I am your mortgage professional for life.
I do annual reviews for every client. I reach out when rates change and when opportunities appear. I am not here for the transaction. I am here for the long game — your long game.
Founder
The Divorce Circle
The Divorce Circle is my platform for anyone navigating separation and divorce. It provides expert guidance, a community that truly understands, free resources, a workbook, and The Divorce Circle Podcast — honest conversations with professionals across law, finance, real estate, mental health, and more.
The platform was born from my own experience and from working with hundreds of clients through divorce mortgages. No one should have to figure this out alone.

Founder
Brokers Who Care
In 2016, I founded Brokers Who Care — a national network of mortgage professionals who pool their resources to support families in crisis. To date, the group has donated over half a million dollars across Canada.
This work exists because the mortgage industry touches people at their most vulnerable. And I believe we have a responsibility to show up for communities the way we show up for clients.
